I had somewhat of a jaded view of real estate agents when we called Mary. We had tried to sell our home three years before with no success. We had paid for the front cover of the Property Press, an article on the 3rd page of The Weekend Press, put it in a magazine for international buyers plus all the usual online and newspaper marketing. Nothing! It was like throwing money in the wind. Frustrated, we pulled our home from the market after six months. We chose Mary because we saw that she had sold a house in Sumner for an above average price. Significantly above average. How could she achieve that when houses in the area were sitting on the market for such a long time?

We set up an appointment and expected the standard real estate pitch from her … spend big bucks on marketing, host open homes, put it up for auction and let’s see what happens. Instead, she gave us advice on the optimal time to list, looked us straight in the eye and told us that the house had to ‘sparkle’ (was she insinuating that we’re slobs!?!), and suggested that we get rid of our dark pieces of furniture for the house to show its true potential (can the woman not recognize antique pieces when she sees them?!?!). Then she told us that she wanted no less than three open homes per week for an hour each. Did she not realise that we had an eight year old that oozes crumbs and dirt?!?

Despite our better judgement, we did as she suggested. Cleaned until my hands were dry and chapped. Put our heirlooms in storage and rented some light and bright pieces. Got the photographer in three times to get the shots that she wanted. Nope, not quite right … go back and take the shot from the left angle this time. Did I mention that she is picky?

She worked the open homes herself. She did not send in a junior staff member. She called every single one attending the open homes herself. She did not delegate. She participated and was engaged in the entire process.

Auction day rolled around and we had six aside agreements for a change in settlement date. Bidding was competitive and the final price exceeded our expectations by 15%. Mary is a stand-out in a sea of mediocrity. Her results are not a fluke but a direct result of the hard work and effort that she puts in. We honestly feel that she worked on our behalf and achieved the highest price for us in a tough, competitive real estate market.


In my long career as a Christchurch property lawyer I have dealt with many hundreds of real estate agents. But when it came time to sell my own house I chose Mary. She was not an existing friend or a client of Cavell Leitch but her reputation meant I had to shortlist her and having met her I immediately knew she was the agent for me. Our house was very complex and my personal situation difficult. I was impressed with how widely my house was seen and that resulted in many more viewings at open homes than I was expecting. Great result!

Mary was professional and didn't waste time but we never felt rushed. Very professional in keeping us updated which was great. Mary delivered everything she said she would, from the start of our appraisal to the end. It was pretty pressured on the last day however Mary kept us informed and did the business. Mary was great at arranging all those extras - lawn mowing, furniture staging etc. Fantastic!

Both Graham and I have been meaning to write to tell you how much we appreciated the effort that you put into selling our house for us. We truly appreciated the way you were always thinking of us and helped us in making our house be the best it could possibly be in its presentation for the open homes. You went the extra mile in suggesting our organising gardeners, electricians, home staging, builder/handyman and flooring people to make our home shine.Your suggestion in making a claim to the insurance company for the damaged fence was another area where you supported us in securing a payout and through which we are sure helped reach the eventual selling price. If we ever need to use a real estate agent in the Christchurch region you can be sure that we will certainly be in touch.
